Application Process

1. Pre-screening Questionaire

Thank you for your interest! Please fill out the pre-application, through our property management software, TurboTenant (click the brown button below). It will take only a few minutes and makes sure that you are qualified before we set up tours. 

Some things we are looking for:

  • 3x monthly rent in income

  • 620+ credit score

    • If no or low credit, we will consider a co-signer/guarantor + higher deposit

  • Good landlord references from past 5 years

  • 3 previous landlords minimum (where relevant)

  • Occupancy maximum

    • 6 people

  • Pet requirements

    • 2 dogs maximum

    • Any breed and size! (we don't discriminate)

    • Must be fixed and non-aggressive

      • Our landlord insurance will not cover ANY animal with a documented attack history

  • No evictions, felonies, or bankruptcy

  • No current or old debt collections

We'll follow up with a quick phone call with questions like:

  • Why are you moving?

  • When do you plan on moving?

  • Where do you work? 

  • What is your monthly income? 

  • Can you provide applicant references?

  • Do you consent to a credit and background check?

  • Will you be living with anyone else?

  • Tell us all about your pets!

  • Do you smoke?

  • Do you have any questions?

2. Come see Maison Middlefield!

Once you qualify, we'll set up a convenient time to give you a private tour of the property. Feel free to bring the family!

3. Rental Application Form

If you fall in love with the property, we'll send you the application form. The application fee is $45.

 

Information required includes:

  • All contact information

  • Past 3-5 years of rental history

  • Past 3-5 years of employment history

  • References

  • Additional occupants

  • Other screening questions

  • Emergency contact

A background check is required, and is processed through TurboTenant.

4. You're Approved!

Congratulations! We'll send you a notification through TurboTenant.​​ You'll have 24 hours to sign & make deposit or it may go to next qualified applicant.

If for some reason we aren't a good match, we'll still send you a reply and give the reasoning of which requirement wasn't met.

Ohio Fair Housing Laws

We support Fair Housing Laws, which prohibit discrimination of any protected status. 

Ohio laws prohibits discrimination according to:

  • Race

  • Color

  • Religion

  • Sex

  • Familial status (such as having children or being pregnant)

  • Ancestry

  • Disability

  • National origin

  • Military status    

We will not deny your application based on any of these protected statuses.

  • One month’s rent security deposit

  • Flat $50/month per tenant for water, sewer, & garbage

  • Tenant pays other utilities

  • Maximum 6 occupants

  • 2 driveway parking spots are included
    1 detached garage parking spot is optional ($100/month)

  • Up to 2 non-aggressive and fixed dogs allowed: $500 refundable pet deposit per pet + $45/month pet rent

  • No kitties, sorry!

  • No smoking on the property

  • Lawn care and snow removal included (residents shovel their own front walk)

  • Renter’s insurance required (approx. $10-15/month)

  • Current and previous landlord references required

  • Background criminal and eviction check (no criminal and eviction history), credit check (620+ credit score required), and income verification (3x monthly rent),  no current or old debt collections

  • Not approved for Section 8 vouchers

  • Application fee: $45
